MAXIMISING DEVELOPMENT RETURNS IN A CHANGING MARKETPLACE

Deane Street Burwood is a 24 storey mixed-use development within the heart of the Burwood Retail Precinct.  The client engaged SDG as the survey consultant to undertake all monitoring surveys, construction set out and land titling works.  SDG was engaged as we were able to provide a titling solution which maximised our clients return and allowed for the greatest flexibility for potential investors.  This was achieved by undertaking an 11 lot stratum subdivision of the site.  The residential area, the retail area and each individual commercial floor were each subdivided into their own individual stratum lot.  This enabled whole floor commercial lots to be sold to investors, who then had the option to utilise the whole floor or to further strata subdivide.  The result was maximising returns with total flexibility.
